Have a pre-listing inspection done on your home
You can head off a lot of negotiating on condition if you have a pre-inspection done of your home and address those issues before you go on the market.
Clean, Organize and Repair
You know the drill. Declutter. Touch up paint. Clean the baseboards and ceiling fans. Make sure your closets aren’t jam packed and giving the appearance you don’t have any storage. Most importantly, if you live in a neighborhood where FHA or VA financing is the norm, address any issues that an appraiser would flag as conditions for loan approval (peeling paint, rotted wood, cracked windows).
Know the local market
What’s the most active time of year for home sales in NOLA? Over the last 5 years, April, May and June are the most active months for selling a home. If you plan to sell in 2015 and you’re not on the market now, you need to be.
