Buying New Orleans Real Estate | What Disclosures Can You Expect?

    When you’ve found the home that you think might be “the one”, it’s normal to have a lot of questions about the property.

    • How old is the roof?
    • Has the house ever flooded?
    • Are there any environmental issues to be concerned about?

    That’s where the Louisiana Residential Property Disclosure comes in. With few exceptions, every home seller in Louisiana is required to provide disclosures containing the details of the property condition.

    You’ll learn about the land, the zoning, the HOA or condo association rules and fees and the condition of the property. These disclosures are not to be construed as a warranty though, and we still recommend that you perform thorough inspections to make yourself comfortable that you know exactly what you are buying.

    In addition to the required property disclosure, you may also receive a Lead Based Paint Disclosure (for homes built prior to 1978), indicating the owner’s knowledge of the existence of lead based paint or any report on lead based paint.
