Centrally located between St. Charles Avenue and S. Claiborne Avenue, the Milan New Orleans neighborhood is remarkably affordable given the location. We’ve seen prices on the rise in the last couple of years though, as investors have scooped up properties, renovated them, and put them back on the market. Appealing to folks who want move-in ready homes, these properties command a premium, particularly if they are close to St. Charles Avenue and the streetcar line.

Architecture ranges from condos to cottages, with some spectacular Victorian homes thrown in for good measure.

The majority of lots are fairly narrow and finding a home with off-street parking is a 50/50 shot at best. But the details….oh, the details. Porches. Galleries. Brackets. A drive through the neighborhood shows off curving side porches, and large second-floor galleries, lined with windows designed to increase airflow.

Neighborhood amenities include the Columns Hotel (perfect happy hour spot), the Delachaise for nibbles and noshes, New Orleans Hamburger & Seafood for casual dining, and Martin Wine Cellar for catering, dining in, or stocking your bar.

Samuel Square and the Saratoga Playspot provide green space, but a quick streetcar ride will take you right to Audubon Park if you need wide, open spaces.

Just outside of the Milan neighborhood, you’ll find Ochsner Baptist Hospital and Touro Hospital, making this an excellent location for medical personnel at either of those facilities.
